Single-ply membranes
TPO, EPDM and PVC are the most commonly specified low-slope systems. They differ in chemical resistance, reflectivity, seaming method and cost. Selection should follow the building's use - restaurant grease exposure, for instance, materially affects the choice.
Modified bitumen and built-up
Multi-ply asphalt-based systems remain common on older buildings and where redundancy and puncture resistance are priorities.
Metal and coatings
Standing seam metal is used on both sloped commercial and industrial buildings. Liquid-applied coatings can extend the life of a sound, dry roof but cannot correct wet insulation or drainage faults.
Warranties
Manufacturer system warranties require certified installers, specified components and documented maintenance. A contractor workmanship warranty is separate and often shorter. Read both, including exclusions.
Capital planning
A roof condition survey with moisture scanning gives you remaining-life estimates you can budget against, and often identifies partial replacements that defer a full tear-off.
