Balanced intake and exhaust
Ventilation works as a system: air enters low at the soffits and leaves high at the ridge. Exhaust without adequate intake does not move air through the attic - it pulls conditioned air out of the house instead.
Summer: heat and humidity
Virginia summers load attics with heat and moisture. Sustained high attic temperature ages shingles from underneath and raises cooling costs.
Winter: condensation and ice dams
Warm, moist indoor air reaching a cold deck condenses. In northern and western Virginia the same heat loss melts snow that refreezes at the eave and forms ice dams. The fix is usually air sealing, insulation and intake correction - not heat cable.
Common faults to ask about
These come up repeatedly on inspections.
- Soffit vents blocked by insulation with no baffles
- Ridge vent installed without sufficient intake
- Gable vents and ridge vents mixed, short-circuiting airflow
- Bathroom or dryer ducts terminating inside the attic
