Start with a documented inspection
Ask for a written report with dated photographs covering the roof field, flashing, penetrations, ventilation and, where accessible, the attic side of the deck. A recommendation without evidence is not a diagnosis.

Localised, explainable damage on a roof with life left in it.
- One identifiable leak with a clear cause
- Damage confined to one slope or detail
- Shingles still flexible with granules intact elsewhere
- Deck sound with no soft spots

Widespread, systemic deterioration.
- Leaks in several unrelated locations
- Widespread granule loss and exposed mat
- Brittle or curling shingles across multiple slopes
- Soft or sagging decking
- Repairs recurring year after year
Factors beyond the roof itself
How long you intend to own the property, whether you can fund the work now, and whether an insurance claim is involved all legitimately affect the decision. So does whether ventilation problems need correcting, since that is easiest to address during a replacement.
